A Musty Smell With Nothing Visible: Mold Removal in Ocala

It is the most common call we take. Nothing on any wall, nothing on any ceiling, and the house smells like a cellar.

A musty smell with no visible growth means the mould is on a surface you cannot see. In Ocala the four usual locations are the air handler, a closed room, inside a wall or cabinet, and stored contents. The walkthrough and humidity reading are free.

The last one catches people out. A garage or spare room full of stored cardboard can scent an entire house, and nothing about the building is wrong at all.

The seasonal-resident version

Marion County has a large population of people who are not here all year, and the pattern is consistent enough to be worth its own paragraph.

A house is closed up in April with the thermostat set to 82 so it is not cooling an empty building. That is a sensible decision about an electricity bill and it has an unintended consequence: the air conditioning barely runs, so it barely dehumidifies, through the wettest months of the year — June at 7.42 inches, July at 6.92, August at 6.32. Nobody is present to notice the smell developing, and the owner walks back in during October to a house that has spent a summer above 60 percent.

The fix is not complicated: leave the thermostat lower than feels necessary, or fit a humidistat or standalone dehumidification for the empty months. It is worth asking an air conditioning contractor about before you leave rather than a remediation company after you return.

What is not mould

  • A dry drain trap in a bathroom nobody uses, letting sewer gas up. Pour a jug of water down it and wait a day
  • Something dead in a wall cavity or attic. Distinctive once you have met it, and it fades over weeks where mould does not
  • A backed-up condensate line, which smells and is a genuine warning about the equipment even when nothing is growing yet
  • Stored cardboard and paper, which smell musty at humidity levels well below what it takes to grow anything

How we narrow it down

Where the smell is strongest, when it changes, what happens when the system runs, and what the air is reading in each room. Between them that usually gets to a location without opening anything. Where it does not, an exploratory opening is the honest next move, and its position and price are agreed before anybody cuts.

The smell, answered plainly

Why can I smell mould but not see it?

Because the growth is on a surface you are not looking at. The four usual candidates are inside the air handler, behind or under something in a closed room, inside a wall or cabinet base, and on stored contents rather than on the building itself.

Is the smell itself harmful?

That is a medical question and it belongs to a physician rather than to a remediation contractor. What we can tell you is that a persistent musty smell reliably indicates active growth somewhere, and that finding and removing it is the appropriate response.

Why is it worse when the air conditioning starts?

Because the system is moving air across something. That points at the air handler, the coil or the first section of ductwork rather than at any particular room, and it explains a smell that arrives in bedrooms with no damp of their own.

Why is it worse when we come back from being away?

A house shut up with the thermostat set high runs its air conditioning very little, so it dehumidifies very little. Add a Marion County summer and you get weeks of elevated humidity with nobody there to notice. It is the classic seasonal-resident scenario.

Can you find it without opening anything?

Often. The smell pattern, where it is strongest, when it changes and what the humidity reads narrow it down a long way. Where that is not enough, a small opening is the honest next step and we agree the location and price before anything is cut.

Could it be something other than mould?

Yes, and it is worth ruling out. A dry drain trap in an unused bathroom, a dead animal in a wall or attic, and sewer gas all get reported as musty smells. We would rather find one of those and tell you than sell a remediation for it.
