The moisture is in the air

The ordinary case here, and the one people find hardest to accept because there is nothing to point at. Humidity-driven removal handles the growth; the 60 percent page explains how to confirm it for twelve dollars before anybody quotes anything.

The moisture is in the machine

An evaporator coil is wet by design, all season. The cabinet, coil and drain pan are the likeliest single location in a house, and equipment that runs too briefly is frequently why the rest of the house is damp as well.

The moisture is in your things

Leather, textiles and paper take up airborne moisture faster than paint does, so a wardrobe shows the problem months before a wall. Contents work is often the whole job, and often the cheapest version of it.

The moisture came from a pipe

The minority case, and worth ruling in properly rather than assuming. Leak-driven growth has a centre, gets worse toward it, and does not care about the season. If that is your situation the plumber comes before we do.

Growth that arrived without a leak, in a house that is cool and damp at once.

Air Handler & Coil

The cabinet, the coil and the drain pan — where wet metal meets moving air.

Closets & Contents

Leather, fabric and stored things go first, and they go before the walls do.

Leak-Driven Mold

Sometimes it really is a pipe, and then the whole diagnosis changes.

Barns & Tack Rooms

Marion County has thousands of them, and leather in a humid feed room does not last.

The 60 Percent Line

What the number means, why it is the number, and how to find out where you are.

When the AC Is Too Big

A bigger unit cools faster, runs less, and dries nothing. The code says so too.

A Smell, Nothing Visible

The most common call we get, and the four places it is usually coming from.

Removal is half of it

We take out what grew. Whatever left the air above 60 percent is usually somebody else’s trade, and saying so is the difference between fixing a house and selling the same job every summer. Full pricing sits on the cost guide.

Choosing between them

Which of these applies to me?

Follow the moisture. If a hygrometer reads above 60 percent and the growth is thin and everywhere, it is the air. If the smell arrives with the system, it is the machine. If there is a definite centre near plumbing, it is a pipe.

Can it be more than one?

Frequently, and the air is usually the one underneath. A house running at 65 percent humidity will grow things in the closets, on the coil and on the wall behind the sofa at the same time, which reads as three problems and is really one.

What if I get it wrong?

Nothing is lost. The walkthrough sorts it out in an hour, and we would rather correct the diagnosis for free than quote the wrong job. Guessing the category before you call is helpful, not required.

If you own a humidity gauge, tell us what it reads and where it sits. If you do not, tell us what the thermostat is set to and whether the house sits empty for part of the year. Those two answers explain more local mold than any description of a stain, and they shape what we bring. You will hear back the same working day.
