An evaporator coil works by being colder than the dew point of the air passing across it. That is not a fault; it is the mechanism that dries your house. The consequence is that the coil is permanently wet through the cooling season, and in Marion County the cooling season is long — 3,126 cooling degree days a year against 2,592 at Tallahassee.
Give that wet surface a supply of household dust, which arrives continuously through any filter that is cheap, dirty or badly fitted, and every requirement for growth is met inside one box. It is dark, nobody looks in it, and the air that has passed over it goes everywhere in the house.

How to tell it is the machine and not the house
- The smell is strongest in the first minute after the system kicks in
- It appears in rooms that have no damp of their own, including rooms nowhere near an exterior wall
- There is visible growth on or immediately around register faces
- It eases when the system is off for a day and returns when it restarts
- The condensate line has backed up, or the secondary drain has been dripping
What the work involves
Containment at the unit so nothing is distributed while the cabinet is open, removal and replacement of contaminated porous lining and filter media, HEPA cleaning of the coil face and cabinet, clearing and treating the drain pan and condensate line, and a check of the accessible plenum. Then the system runs and we confirm what comes out of the registers smells of nothing.

Why does mould grow inside the equipment?
Because it is the wettest place in the house by design. The coil runs below the dew point so water condenses on it, and the pan beneath collects that water. Add dust drawn in through a poor filter and you have moisture, food and moving air in one cabinet.
Is this the same as duct cleaning?
No, and the distinction matters when you compare prices. Duct cleaning addresses the distribution. This addresses the box the air passes through before it gets there. Cleaning ducts fed by a contaminated air handler is treating downstream of the problem.
How do I know it is the equipment?
The usual sign is that the smell is strongest in the first minute after the system starts, and reaches rooms that have no damp of their own. Growth visible on register faces or on the ceiling immediately around them points the same way.
Will a UV light fix it?
It may help keep a cleaned coil cleaner, and it is not a substitute for cleaning one that is already fouled, nor for a drain that does not drain. Sequence matters: clean it, correct the water, then consider whether a lamp earns its keep.
Should the HVAC company do this instead?
For servicing, yes. For removing established growth under containment, that is remediation work. The clean division is that we take out what is growing and they make the machine run properly - and both halves have to happen or it returns.
