Ocala Mold Removal Co.Cool and damp at the same time (352) 000-0000

Mold Removal in Ocala, FL

Less rain than any coast in this region, and damper houses than most of them. The water is not getting in — it is already inside, and nothing is taking it out.

Mold removal in Ocala runs $1,500–$6,000 on a typical job and $6,000–$15,000 whole-home. Most local growth is airborne moisture, not a leak: above 60% indoor humidity (EPA guidance) ordinary surfaces become habitable. Walkthrough free.

The rainfall figures that rule out the obvious explanation, what your air conditioner is not doing, and where our job ends.

The driest market here, and the dampest houses

This is the fact the whole site rests on, and it is worth putting in a table because nobody believes it stated in a sentence.

MarketAnnual rainfallCooling degree days
Ocala50.80 in3,126
Lafayette, LA60.50 in2,977
Lake Charles, LA57.49 in2,808
Panama City, FL61.08 in2,783
Tallahassee, FL59.23 in2,592

Nearly ten inches less rain than Tallahassee, and 534 more cooling degree days. So the explanation everybody reaches for first — find the leak — is usually wrong here, and the explanation that is right cannot be seen at all.

What your air conditioner is not doing

An air conditioner has two jobs and the thermostat only measures one of them. Cooling drops the temperature, and that is what makes the system stop. Drying happens as air crosses a cold coil and water condenses out of it — and that only continues while the system is running.

So run time is everything. A unit with more capacity than the house needs hits the set temperature in a short burst, shuts off, and stops removing water long before the house is dry. The result is the complaint we hear most: the house is cold and it still feels clammy, worst in the rooms furthest from the thermostat and in anything with a door that stays shut.

Florida’s energy code legislates against exactly this. Section R403.7 requires equipment sized by ACCA Manual S on Manual J loads and states that the code does not allow designer safety factors or provisions for future expansion. Fitting a bigger unit to be safe is not a permitted choice — the reasoning is here.

What we do

Humidity Mold Removal

Growth that arrived without a leak, in a house that is cool and damp at once.

Air Handler & Coil

The cabinet, the coil and the drain pan — where wet metal meets moving air.

Closets & Contents

Leather, fabric and stored things go first, and they go before the walls do.

Leak-Driven Mold

Sometimes it really is a pipe, and then the whole diagnosis changes.

Barns & Tack Rooms

Marion County has thousands of them, and leather in a humid feed room does not last.

The 60 Percent Line

What the number means, why it is the number, and how to find out where you are.

When the AC Is Too Big

A bigger unit cools faster, runs less, and dries nothing. The code says so too.

A Smell, Nothing Visible

The most common call we get, and the four places it is usually coming from.

What the free walkthrough covers

  • A look through the whole property — the rooms you named and the ones you did not
  • A relative humidity reading, taken away from the thermostat where it means something
  • A written price for the removal, itemised by what leaves and what gets cleaned
  • A straight opinion on whether the real repair belongs to an air conditioning contractor
  • A read of any competing document you are holding, including what it leaves out

What it is not is an inspection or an assessment. Florida licenses that work separately, we are not the licence holder for it, and we say so rather than blur the line. See how to measure your own house first or book the walkthrough.

The questions we get asked

How much does mold removal cost in Ocala?

A typical job runs $1,500 to $6,000, whole-home $6,000 to $15,000, air handler work $1,000 to $4,000 and contents cleaning $500 to $3,000. Barn and tack room work is $800 to $4,000. The walkthrough and humidity reading cost nothing.

How can there be mould with no leak?

Because mould needs damp air rather than liquid water. Above roughly 60 percent indoor relative humidity, ordinary dust on ordinary surfaces becomes somewhere things can live. Nothing has to drip, and in this county usually nothing has.

Why is Ocala worse than the coast for this?

Ocala takes 50.80 inches of rain a year against 59.23 at Tallahassee and 61.08 at Panama City, and carries 3,126 cooling degree days against Tallahassee's 2,592. Less outdoor water, longer cooling season, and far more weight on the air conditioning doing its second job.

What is the air conditioner's second job?

Removing moisture. It only happens while the system runs, and the thermostat measures temperature rather than humidity. A system that cools quickly and shuts off has satisfied the thermostat without drying the house, which leaves it cool and damp at once.

Do you do mold testing or inspections?

No. Under Fla. Stat. 468.8419 the two roles are held under separate licences, and a firm that remediates a building cannot also assess it inside a twelve-month window. Removal is our half. Sampling and a written finding have to come from an assessor with no stake in the removal.

Then what is free?

The walkthrough, a humidity reading, and a written price for the removal. If the reading says the air is the problem, we will tell you the real repair belongs to an air conditioning contractor - which costs us the follow-up job and is still the right answer.

If you own a humidity gauge, tell us what it reads and where it sits. If you do not, tell us what the thermostat is set to and whether the house sits empty for part of the year. Those two answers explain more local mold than any description of a stain, and they shape what we bring. You will hear back the same working day.
